Affinity is an upcoming residential condominium development along Serangoon North Avenue 1 in the northeastern region of Singapore. This 99-year leasehold property is jointly developed by Oxley Holdings led consortium which consist of Lian Beng Group, KSH Holdings Ltd and Apricot Capital. These consortium of real estate developers are considered to be the top developers in Singapore, and they have a wealth of experience in the real estate industry.

Having a huge land size of 296,913 square feet, the Affinity At Serangoon is a mega development that offers several high quality resort-like facilities to its residents.  The luxurious condominium will comprise of 1,052 residential units, of which there will be 1,012 apartments, 40 units of strata houses and 5 units of commercial shops.

With 7 blocks of 14-storey, there are different size units to suit every family size and needs from 1 to 4-bedroom with study apartments, and 4 and 5-bedroom strata landed houses. There are also various facings to choose, from unblocked views and swimming pool views.

Affinity at Serangoon is the former Serangoon Ville, a privatized HUDC estate in Serangoon North Avenue 1, which was sold en bloc in July 2017. The collective sale was bided and won by a consortium led by Oxley Holdings. The joint venture company, Oxley Serangoon, comprises strong partners, including Oxley Holdings, Lian Beng Group, KSH Holdings and Apricot Capital.

The purchase price for Serangoon Ville at S$499 million exercises to a land rate of near S$835 per square foot per plot ratio. The approximated breakeven cost of Affinity at Serangoon is about S$1,300 and therefore Affinity At Serangoon price is costing an average of S$1,500 psf in the market now.

The closest MRT station to Affinity at Serangoon is either the Serangoon MRT Interchange Station or Kovan MRT Station – both are located approximately 2 km away.

There are bus services just outside the development which will seamlessly link the future residents of Affinity at Serangoon to the Serangoon Bus Interchange which is just next to the MRT Station. The station operates 2 MRT Lines i.e. the North East MRT Line and also the Circle Line. By using the Circle Line, future residents of Affinity at Serangoon just need to travel 2 stations to the arrive at the Bishan MRT Interchange Station where the MRT North South Line is readily available at the station.

Affinity at Serangoon is approximately 400 m from the upcoming Serangoon North MRT Station which is along Ang Mo Kio Avenue 3. This train station is currently under construction and is scheduled to be completed in 2029. Upon completion, it will operate the MRT Cross Island Line. This line will run through 4 other MRT Interchange Station, namely Bright Hill MRT Station, Ang Mo Kio MRT Station, Hougang MRT Station and Pasir Ris MRT Station.


For drivers, it will take approximately 20 minutes of driving to reach the Central Business District (CBD). Those who prefer to drive down to the main Orchard Shopping Area for a weekend shopping trip will just need to take them approximately 15 minutes’ time. Affinity at Serangoon is also near to the Central Expressway (CTE) which can interlink drivers to other major expressways such as the Pan Island Expressway (PIE), the Tampines Expressway (TPE) and also the Seletar Expressway (SLE).
